Two New-Build Homes in a Backland Setting in East Lothian

Jones Robbins Tobin developed this proposal to subdivide an existing residential plot in East Lothian, creating two carefully designed homes tailored for modern family living.

The layout responds closely to the site’s orientation, ensuring both properties benefit from natural light throughout the day and into the evening. Two contemporary houses are arranged to maximise daylight, views and privacy, with generous glazing opening the living spaces toward the surrounding gardens. Pitched roof forms reference the local architectural character, while energy-efficient construction principles support long-term environmental performance.

The homes are linked by a carefully considered connecting wall that provides strong acoustic separation while maintaining a subtle architectural relationship between the two dwellings. Each property enjoys private front and rear gardens, with outdoor areas positioned to capture the best of the available light and support everyday family life.
