We follow the RIBA Plan of Work as a foundation, refined through a disciplined, transparent framework that keeps you informed and in control. Each client receives access to a bespoke Client Portal: a secure space where programme updates, issued drawings and key documentation are organised in one place. This ensures clarity at every stage.

Each stage tests, refines and documents decisions before progressing, protecting both design integrity and budget.
We begin by exploring the full potential of your site and brief.
At this stage, we develop a range of plan options that test spatial arrangements, planning constraints, connections to existing structures, views and orientation. Each option is considered alongside initial budget guidance, ensuring early decisions are both ambitious and realistic.
The outcome is a consolidated feasibility document, supported by outline cost information, providing clarity and a clear direction for the next stage of design.
At this stage, we refine the selected feasibility option and begin to develop the design in three dimensions.
Through modelling, we test form, proportion and the relationship to context, while exploring materiality and the movement of light through the spaces.
Concept packages may be issued in stages as the design evolves, allowing for structured review and refinement.
At this stage, we prepare and submit a comprehensive planning package demonstrating how the proposal responds to its context.
This includes planning drawings, a Design and Access Statement and coordination of supporting documentation required by the local authority.
At this stage, we develop the design in greater technical detail to demonstrate compliance with current building regulations.
This includes coordination of structural design, fire strategy and energy performance requirements.
Material selections, internal finishes and specifications are finalised so contractors can provide accurate pricing.
A coordinated technical package ensures clarity and consistency during procurement.
Once the contract sum is agreed, a formal building contract is executed and construction begins.
We administer the contract, coordinate approvals and undertake regular site inspections to protect the design intent.
